Considering a 81 Pearson 323

This weekend was the beginning of my search for a sailboat. I looked at a Bavaria 32, Pearson 30, Islander Bahama 30, Catalina 30, O'Day 30, and finally a Pearson 323. After evaluating condition and characteristics, the Pearson 323 is at the top of the list. There are some issues that concern me. Cosmetics are not a problem. Structural issues with the hull and deck are problems for me. I took some pictures and attached them. The chain plates at the deck level on both sides show cracks in the gel coat. I'm thinking its from flexing but I don't know what this could mean. I couldn't see the chainplate attachments down below but no signs of leaking was apparent. Also there was water damage around the mast wood collar down below. I was told that the rubber gasket around the mast at the deck needs replacing every 2 years. I'm not familiar with this either. Any words of advice. Thanks
