The answer could be yes to both your questions. The area of delamination probably extends further than what you can feel or hear. The
repairs are not too complex but can be difficult to make cosmetically attractive. (You might be able to
repair them to be structurally sound, but they might look like they have been repaired by a non-professional.)
As always, get a surveyor to "tap" the deck. There might be many more places that you do not notice. These areas could become very apparent in a few years.
