You seem to be saying that it''s working, but not as well as you would like. Before doing anything more drastic, I''d give it a few good soakings with WD 40 or equivilent. Perhaps all you have is some corrosion or goop that need to be disolved. If that doesn''t work, then proceed with major surgery.
