$45/foot is decent price compared to connecticut. but as others indicate - check for TOTAL COST OF STORAGE - mast step/unstep, mast storage, poppet charges (some yards charge $20-30 per poppet and you'll need 7-9 poppets), winter cover, winterization, etc.
Did you also think about your cost for spring commissioning too? or will you do your own bottom painting and mechanical work? Budget that as well for the springtime - if the yard will do the work - get ready for some big numbers.
