Check out my reply under the other discussion you started on this topic: Racine Area Marinas.

I don't think being near the gas dock would be so bad given the traffic situation. It is not constantly busy by any stretch of the imagination. I don't think you want to be close to the restaurant/bar. Two issues: Noise on the weekend and the smell from the trash compactor. For whatever reason, it is located in a place that puts it too close to the first floating dock for my taste.
