My favorite part of the OP's requirements:

Like anyone with waterfront property is going to: A) want to party on a 16' boat or B) want to have sex in it..... A 16' boat will barely fit three people, much less enough for a party, and the cabin on most 16' boats a pair of garden gnomes would have trouble using for a liaison of any nature.
