Considering a Watkins 27

I found a really sweet Watkins 27 for sale and Im seriously considering making an offer. That is, if I can find some safe mooring or dock space that wont cost me my first born...the thought of putting out $300 a month for dockspace really gets me. Have to figure out a mooring location..but thats another story.

What are the typical problem spots I should look for when inspecting the boat...Ive heard that the life line stanchions often leak and have heard of rudder post and fuel tank issues....any others??

As I cast off for that very first time,
The "rope" in my hand has now become "line".
And hauling the sails to the top of the mast,
That "rope", now a "halyard" holds strong, taught and fast.
Then sailing in brisk winds full force on a beat.
