The water damage that you write about could also be the result of a leaking lid on the front water tank.The factory lid was plywood with a gelcoat surface on the the tank inside.Those tank lids rot and leak causing water to leak under the vee berth cushion and then to run down onto the sole in front of the head door.In my experience water running down the wire chase from the mast does not appear on the sole but rather runs down the compression post and rots the comp.post in the bilge.That is one of the things you or your surveyor should be looking for.
As the owner of an older C37 I'm intimately acquainted with both problems.
