Addvice on purchasing a boat in Mexico

I'm looking at a boat for sale in Mexico, for sale by the owner who is Canadian. The owner holds the title and he is selling the boat without a broker involved. I will pay cash for the boat so no banks will be involved either. Any one have some good advice or first hand knowledge of how best to complete the transaction?
BTW I'm new to this forum and this will be my first boat on which I will be learning how to sail and cruise. I've got a lot to learn and I hope this forum will help me along the way.
