Buying inland, moving to the coast?

I've got me eye on a couple of 22'-25' pocket cruisers here in TN. We are considering a move to Charleston, SC, and I wanted some advice on this idea.

I currently have a rare little Guppy 13 in great shape.

The prices are darn good. I'm looking at a '75 catalina 22 with newish bottom plus trailer, for $3000.

Am I correct in thinking that this boat might be quite a bit more if it were in Charleston? Am I ahead of the game with this being a freshwater boat?
