Of course we did a survey, and the survey showed the panels weren't working and it seemed that corroded wires were the issue, which they were, but didn't look further. I repaired them and then found out about the regulation problem.

As for unique buying arrangement, it was a complicated situation as we couldn't take possession for a couple of months (selling house). The sellers had to move the boat, and we all agreed that now would be as good a time as any to do the repairs. Sure they could have just moved it elsewhere and I could have started the work after the possession date, but we are planning on moving aboard June 15, so it makes sense to do the work now and not have to live in the boatyard. So it's complicated. But both the vendor and broker are well known in the local sailing community and very good people and everyone is working together to make sure it all comes out okay.

If you both know and respect the broker...

Maybe the thing to do is make the improvements, and if he thinks "there was no regulator" is unreasonable or improper, or if there's some money left in the "in case of repairs" kitty when it is done...agree to either have them pay for a cheaper conventional regulator, or split this one, or something else that all parties think is reasonable.
