Have the owner suck about two ounces of oil out of the engine, and take it to a good engine analysis company, spend the bucks and let them tell you what the engine is like. Just make sure the owner hasn't changed the oil recently. (less than twenty hours).
You'll find out if the rings have seated, if there's any metal content (BAD THING) in the oil, etc. This might save you the cost of a full survey.
