I think a boat that has had little use can be a good find, most systems and sails don't age much or at all if not used...other than gelcoat. The problems you mentioned don't seem too serious...get a survey of a average use boat with similar age, and these problems most likely would disappear into the much longer list. All CS's need ports rebedded periodically, but its nice having opening ports...
I'd take engine vibration in a second if it came with very low hours, and it probably can be tuned down.
This a great model, far more desireable hthan most any other 30 footer, and well worth doing a lot of homework on. Low mileage and fresh water boats can be gems...a lot of boat for the money.
