need project near southport, nc

I'm looking for a good project for my family to work on for a few years. I would like to find something in the 22-30ft range, that can sleep 4 (2 adults, 2 children) and is sail ready. I don't care if the engine runs, or if it has one for that matter, as it will be on a mooring. I've been thinking of going purist for awhile anyways. Also, I don't care about the condition of the cabin (to a reasonable extent(bulkheads must be in decent shape if glass boat)) as I am a carpenter and this is a project. My only reqirements are this: a sound, dry hull, standing rigging in decent shape, running rigging in useable condition, at least one set of sails in useable condition, must have fixed keel, and must not have title issues. I am looking to spend up to 2k, but the lower the better. Any and all suggestions are more than welcome as I haven't taken on a project as old as I know I'll proboble wind up with.
