Purchasing S2, Irwin, Com-pac

I am currently narrowed my search down to 3 boats locally.
1) 1985 S2 30'' Aft
2) 1985 Irwin 31''
3) 1985 Com-pac 27/2

All are very well maintained and clean. Any suggestions on areas I need to concentrate on while inspecting, sailing and surveying these boats would be helpful. Use will manily be for coastal cruising off the West Coast of Florida.
