C&C 38 for <$4G?

I found a C&C 38 for $3800. With a good running Volvo Penta. I can't get the person to answer back. This can't be right. He states needs some work but minor. Can be up and sailing this summer. Something doesn't sound right. I hope it's a legit add

38ft. C & C Sailboat -----Runs great --Volvo Penta motor --Good sound boat W/ plenty of room inside!!! Needs some work--Not much!!

I can't believe the price on this boat. Either the guy doesn't know what he has or it's rotted bad.

It's to much boat for me. I want
Something I can singlehanded. Which I'm sure it can be done. But also the fees that go along with a 38'. Don't need it or else I would get this boat. If it's legit.
