Ericson 32

I have an ericson 32 with a tall rig mast stepped on deck. The deck is coming delaminated aft and on the Port side. The main hatch leaks as did the side portholes. The area around the Mast is solid. Do I have to worry about cabin hogging as I have read about? Should I sell the boat, cut it up and throw it away, or fix it?

Might be worth getting a survey and estimate--those are nice boats, would be a pity to let it go....
