The property is located in the north part of the island, a considerable distance from the volcano and well within the safe zone....it is an area of upscale estate properties and I would be pleased to answer any questions you might have...true enough the volcano has done considerable damage in the SOUTH.

As I recall, about 100 years ago everyone on the island (except one prisoner held in a deep dungeon) was killed by a cloud of poisonous gas that erupted from the volcano. Second, according to geologist - any volcano that can be easily identified is at best dormant. In the case of Monserrat, it is most definately ''active''.

Lastly "Caviat Emptor".

That was definitely NOT Montserrat.....the last eruptions on Montserrat took place approximately 400-500 years ago. I can''t argue the fact the volcano has had a devestating effect on the southern portion of the island...the photos show that clearly..the northern section from Salem north however remains populated and with the fact the Brits are injecting millions of dollars in development it is unlikely the status of the northern areas will be changed...I''m not out to convince anyone....check it out yourself...I''m heading back down there soon..I lived there during the worst of the volcanic activity and never once felt myself in any danger...or I would have left instantly...we are selling the property due to a change in our retirement plans, not because of the volcano.

Here is the word straight from the Montserrat Volcano observatory regarding the RISK assessment to the property that I am selling....

Negligible: an adverse event occurring at a frequency below one per million. This would be of little concern for ordinary living if the issue was an environmental one, or the consequence of a health care intervention. It should be noted, however, that this does not mean that the event is not important – it almost certainly will be to the individual – nor that it is not possible to reduce the risk even further. Other words which can be used in this context are ‘remote’ or ‘insignificant’. If the word ‘safe’ is to be used it must be seen to mean negligible, but should not import no, or zero, risk.

Risk to people and property in the Woodlands area, south of Lawyers Mountain. In terms of the CMO’s risk scale individual risk for residents of this area continues to be evaluated as NEGLIGIBLE.

Risks to people and property north of Lawyers Mountain. The risks to residents in these areas continue to be evaluated as NEGLIGIBLE.
