Montague Marina - Galliano Island

This is a question for all you Gulf Island sailors.
Sailing friend of mine is seriously looking at Montague Marina -it's for sale.
Although I've sailed the Gulf Islands and the San Juan's a lot, I've never been to Montague.
Does anyone have any insights on this Marina Sale?
Any scuttlebutt on the grapevine worth sharing?
Is Galliano sinking into the sea?
Is there a wind farm about to be built across the entrance?
Is it a good destination?
Any insights and information would be great fully received.

Haven't stopped there in some time, it's adjacent to a ferry landing, and I think supports a small store that may or may not be part of it.

Doubtful there's any major development of any kind going near there. Seems to me it's been rundown, but it's surely a prime piece of waterfront. It's at the opposite end of the bay from the Marine Park.

Here's a recent GE image of the bay, the marina right center. Looks busy!?!

Montague is a very popular spot in the summer because, as you can see from the pic, it is very sheltered. We have stayed at the docks overnight, and they are in ok condition. We were much happier anchoring around the corner off the provincial park. The store is more stocked with touristy stuff, and not really much good for reprovisioning. It is a convenient location for refueling, and I'm sure that is a good moneymaker when you see big power boats chugga-lugging for an hour at a time.
I believe there is also a small restaurant there. The location definitely gets a lot of traffic in the summer, and has a huge potential if someone invested enough money to bring it to the next level! Get rid of the greassy spoon and make it a nice cafe/bistro, stock more groceries in the store, and maybe even a liquor store.

Another marina worth considering is Port Browning on Pender Island. It has an established pub, shower and laundry facilities, a swimming pool and is walking distance from a shopping center which makes it an excellent reprovisioning stop. As far as I know it is still on the market.

It is up for sale.....for several years.
The dock is in bad shape but in the summer you still can not get a slip (on the weekend).
Just up from the dock there is a BC Marine Park, great place for the kids in the summer.
