Hatch gasket repair

Replacing Hatch Gasket. I have a Seafarer 38 For Sale and before selling I want to renew the 2 Opening Hatches as I couldn't find new replacements for the size 17 1/2 x 20 1/2 . Has anyone been able to replace the gaskets successfully and give me direction. Also the 6 Port lights have dry but not cracked gaskets but can anyone suggest a good way to soften them. I was thinking mineral oil or Vaseline to do the trick.
