navigating to Winthorp (crystal cove marina)

I'm finalizing a deal on Bav 33 and thinking about keeping it in Winthrop, Mass - crystal cove marina.

I will appreciate any pointers on navigation through the channel from the Area 2 anchorage to the marina.

Any bad/good experience related to this marina/service in general?

Crystal Cove

I have stored my boat there for the last two seasons. Prices are quite reasonable for the area, but I must admit that I considered changing last year as they are trying to convert it to condos. I think they are meeting with resistance due to another recent conversion from which there was a lot of local dissatisfaction. I was concerned about limited local space and didn't want to be the last to leave and have a tough time finding a spot. However, I stayed because in discussions with others at Winthrop Yacht Club it became clear that the project at CC was not imminent. This is from a recent meeting transcript over affordable housing in which it is still referred to as a "potential project."

Maggio, who delivered an impassioned plea to her colleagues to choose the EBCDC bid, pointed to other high-end condominium projects that are expected to come on line or be developed in Winthrop over the next few years, including the Atlantis Marina project and potential projects at the Crystal Cove Marina and the Winthrop Hospital, as sufficient to meet the high-end condo needs of the community. At the same time she outlined the need for expanded elderly housing in the community, pointing to a six-month wait list for apartments in Winthrop Housing.

I can't speak to repair work, as I have had none done, however the staff have been friendly and the prices are attractive. It is also very convenient if you keep your boat in Winthrop Harbor. Just don't expect much in the way of amenities at the marina itself. It is pretty bare bones, although there are local stores and restaurants within an easy walk. It is also quite easy to get to Winthrop from the MA turnpike.

I highly recommend you consider joining the Winthrop Yacht Club. My friend told me about it a few years back and I got in last year (current wait is about 18-24 months). For about $700 a year you get access to the facility, which includes a bar and a restaurant... launch service nights and weekends during the season...A place to keep your tender in the water for ready access...and within a few years you can get a slip for a small fraction of the approximately $100/ft you'll pay in most marinas.
