There is the Pearson 36-2 (or 34-2 or 38-2) that you might consider; maybe more of a cruiser/racer, but by no means slow. It is offered in fin keel (6.5') and centerboard, w/ perhaps a few wing keels out there.
Nice below (see pearsoninfo.net and search around). Yes, I have one, yes I can single hand, and yes, I can bring a girl (wife actually, mine) down below. may be out of reach budget wise, but worth a look as they are usually pretty well set up with toys/gadgets already.

Thanks for talking when i called and am glad you got what you wanted for a shoal draft boat for the chesapeake. My boat for sale is an Islander 37 Motor sailor, completely rebuilt since 2004, new everything except the hull, deck, motor and Rig. new running rigging, all new systems (all electrical, all piping, all interior surfaces, windows etc. 150 gal fuel (900-1000 nm range at 6kt) 180 gal water, set up to single hand all rigging at cockpit face etc. good heavy weather seaboat. listed on yachtworld, or call neal at 843-364-1407

A lot of the Niagara's on the market right now, around here anyway, have wet hull cores.

We're *REALLY* Close....
Thought I'd give you guys an update.
I narrowed down to these 3 Boats with a broker (more on these guys later they were great).
Sabre 34 MKII
Sabre 36 (really pushing the budget)
Tartan 37 (Lot's of choices)
(Note: There was nothing bad to say at all about the CS36 - broker loved the boat. It was a question of availability.)
I went and saw a *load* of Tartans. Lovely boat. I loved the deck layout. Belowdecks it was great but not my favorite of the three. I didn't really like the pilot berth layout. It pushes the setee into the center too far.
I saw a great many Sabre 36s and 34s. Awesome boats. I felt more comfortable however on the Tartan deck than on the Sabre MKI. Belowdecks, Sabres were really great. On the 34 and 36 they shrink the cockpit and bring the single berth all the way to the hull while still giving ample storage for locker and head.. Below feels much more open (to me).

The Tartans in my price range were 7 - 10 years older. The Sabre 36s that I found were also just out of reach when I considered the work/gadgets I needed to put into them.
I will spend alot of time on the boat so I wanted to be comfortable below. I wanted a sporty feel (thus MKII) and I don't expect to have many people on board "entertaining" or have a large crew... so I had no problem with the smaller cockpit. I liked the idea of a 34 for manuverability and ability to singlehand easier than a Tartan 37. (Not that I will do much singlehanding).
So....that was Saturday.
Yesterday I made an offer, and with a little bit of "back and forth" we agreed on what I think is a very fair price. (I'll tell everything once the deal is sealed..)
Still waiting on Boat and Engine Survey and Sea Trial. If all that goes well, I'll be a boat owner!
Special tip of the hat to santuarysam for the Lead on a great Broker. (Saved me a load of money...)

|catamount||I would suggest that a Peterson 34 could fit your criteria, but there aren't many available. There are a couple out on the west coast, but I see there is also one for sale in Annapolis right now (LUNA). At $65K, it's about double the going rate for at Pet34, but having been aboard that particular boat and knowing something of the owners, it's probably worth it. You wouldn't need much of your 20% set-aside to fix up that one.|

There is an Abbott 36 in Shearwater, NS that has not been sailed much since purchased two years ago. I cannot see how it can be looked at in a bunch that includes a Niagara 35. Abbott is a race boat but still has a decent cabin.
The boat is Razzmatazz and is actually quite nice inside and out.

There were two models of the CS 36 built. The original, which is the CS 36T and the CS 36 Merlin. For performance the Merlin is the better choice, but it has a hull that is cored from the waterline up to just below the sheer. If you buy a CS, check the stringer in the hull as they have been known to crack or come loose under excessive backstay pressure.
I am not sure of the market in your region, but up here, the Niagara 35 is about 25 to 50K more expensive than the CS36T, so if it is the same down there, then it might be a bit of a warning flag if you find a Niagara that is priced the same as the CS. The Niagara has a cored hull as well...
This is another option if you can find one... fast boats that are fairly well built
If you are seriously thinking about the CS, there is a very active owners group on Yahoo, it is CSOA (CS Owner's Association). Sometimes you can get information about specific boats from people who know the histories...

Availability of the Contest boats is really limited... shucks.
The CS however.. better.
And there are a few Pretorien's around.
Sabres are to be had out there as well.
I also like the Ericson 34' and 35'
That's where the search is focusing right now.
