No power, no water, no pumpout, no fuel...

But, 10 minutes from home, sailing from the mooring, relatively secluded, and cheap. Wouldn't change a thing.

On a mooring at a town park district marina minutes from
the NYC line.
Five minutes from home.
Sailing immediately after clearing moorings.
Extended launch hours (5a.m. to 11p.m. 5 nights week)
Spectacular park setting and views, summer concerts Sat. and
Life is good!

Proximity, atmosphere, kids were my three but we also have a green setting, good protection and i like it so its all good

#1. slip ownership
#2. access to sailing
#3. live aboard

Easy access from the marina to sailing water.
And, definitely with svHyLite on not wanting a country/eating/drinking/etc. club subsidized by a marina.
Close-by haulout would be nice.

I can drive from my house to the boat in about 10 minutes. The price is right, there's a restroom, that's about it. I'm 20 yards from the sailing.

I used to belong to a marina with concrete decks, store, 3 restrooms all equipped with showers, washers/dryers, heatlamps, etc., but the drive was too far.

Now, I can wake up on the boat, use the facilities and be home within 20 minutes. That's important to me.

Heading to boat immediately after work today.

Since we live aboard, "close to home" is exactly the same as "whereever we are." And therefore, one set of criteria would be identical to what you would use when selecting a house - issues like: good commute to work, good schools, etc. Then there's the whole city girl/country girl atmosphere. When we both had busy careers, we loved escaping on the weekends to a pretty place surrounded by nature, small town, relaxing and quiet. But to live there full-time would be stifling, so for a full-time liveaboard marina, give me a university town.

The other thing that's not in the poll, but that matters a lot to me, is whether the place is well-run, well-maintained.

My top 3, as was stated earlier in the thread, are location, location, location: proximity to sailing, shelter from hurricanes, good access to shopping, entertainment, and educational opportunities.

Price is pretty far down on the list, because our home marina is where we spend almost every single day.

Wish there were more options available I would have included liveaboards as well as proximity to home. Thanks for including in comments I am noting them.
