CD- I would have to agree with you about the outlying, not so desirable, and second home areas. Tahoe is on its way down. What you can see is that SFR's are coming down slowly. India is starting to get a bigger chunk of that too. I have MANY clients building facilities in India. I wonder how that settles with the Chinese?

I think somewhere after I turned 40, my brain was removed and a copy of my Pop's was installed. That would account for the resemblance. I think it happened during my colonoscopy.

Like CD, I find it hilarious that people are concerned about "high" interest rates. For over twenty years of my life, the conventional wisdom was that we may never see 6% rates again. One may give a tip of the hat to the Gipper for putting the ka-bosh on that.

The vast majority of the country did not see a huge run-up in housing pricing. The vast majority of housing loans made were quite managable by the borrowers. Most people are like TrueBlue; if it looks too good to be true, it probably isn't true, and they kept their prior notions of affordability. Florida has been going through this since the invention of the automobile. I think of Florida and it's real estate promises the same way I do Las Vegas.

If one is seriously concerned about the economy, I find the auto industry and manufacturing to be better bellweathers. And it appears the auto industry is turning the corner. In my opinion, people buy houses when things are going well. The auto industry and manufacturing is how things get well. People move in and out of the home building business all the time. We have a surplus of home builders, most of whom were not in business 5-10 years ago, who probably won't be building homes much longer. They'll go back to doing what they were doing before the "demand" for homes went so high. (g) Autos and manufacturing have, of necessity, a longer view.

Two thoughts, stolen from others. "All economic news is bad." If you read the papers or watch the TV you are familiar with such headlines as, "economy grows at record pace, fear of overheating rises". Even good news is bad news. The second thought; "there's no cure for stupid".

The only economic forecast that can be relied upon is history. Over time the stock market is going to average about 10% per annum. How it is going to do it I do not know and I don't trust anyone who says they do. Plan long term, plan conservative, live within your means, and remember that today's business page is tomorow's bird cage liner.

Look at the corporate tax rate here, then look "overseas". There a reason so many companies choose to build elsewhere.
