selling a 37: by owner vs. by broker

Anyone have any recent experience selling a Pacific Seacraft on a for-sale-by-owner basis without use of a broker? I have a 1995 PSC 37 (#306), extensively upgraded and refurbished in excellent shape. [Sorry -- earlier version of this post went on way to long with upgrade details.]

Any input would be appreciated. If you're interested in details about the boat and might want to buy it, contact me soon. Otherwise I'll probably end up listing with a broker in the next few weeks. Thanks.
