pearson 35

Looked at a pearson in TX today. First thing I noticed when going through the companionway was that the floor felt kinda mushy for lack of a better word and the overhead was badly mildewed from leaking I imagine. Is there a reason the floor would feel this way? The boat is 39 years old and am wondering what are some of the points to look at for this boat?

I've been looking at pearsons almost exclusivly over the past 2 months.. they all seem to have water intrusion issues.. so if she has been leaking for a number of years.. the floor would get to this point. i had a 31 surveyed that had this issue and pretty much 90% of the decking along the toerails was delaminated.. she had a lot of mildew in her too..
