Get a survey, then you'll know what it's worth. We surveyed 2 other boats before we surveyed and bought ours. At one survey, the surveyor turn to me and said "you know this boat sunk, right?". EACH TIME, GETTING A SURVEY WAS THE BEST MONEY I HAVE EVER SPENT.
Same surveyor on our boat, I asked, "Should I buy her?" And he said, "I just surveyed this same boat for $100,000 more."
(By "same" he meant make/model/etc. not the exact boat.)
BEST MONEY I EVER SPENT.

Not knowing all that much about C&C other than that as Cuthbertson and Cassian they were a highly regarded Canadian builder who sadly lost their way until suffering the final ignominy of falling into the hands of Tartan, I did a bit of Googling. As far as I can see they didn't make a 40'er until the 70s although one of their 60s designs was a well thought of 39'er.
