Sounds like you have plenty of equity. I'd go with a home equity loan to fund the boat. It should be the lowest cost and has the best tax benefits, until you sell the house.

Our 3 hour-12 mile sail to Isle Au Haut, was nearly perfect.

I agree with that. Old boat designs, foot for foot compared to new designs, are not as efficient to live aboard. Older boats in the 40' range were designed to sail-race with a crew of 4+ adults.

I used an Ipad 2 wifi only, last season as a backup CP. I love it! I used the Garmin Glo external antenna. That stayed in the chart drawer below the glass decks and gave a perfect signal anywhere...

Masts quite a bit longer and heavier are moved around here on full sized PU trucks with heavy racks. Standard building contractor sort mostly, that have a forward cross bar extended over the cab.

Thanks! I should have mentioned to HardTac, one of the trickier parts of a solid fuel burning stove on a boat, is keeping a positive draft through the flue pipe to keep smoke out of the cabin.
