Brokers know that most boats eventually sell so there is no reason not to take a listing that someone else will take anyway.

The broker shows the Seller the comps and when the boat isn't selling...

The broker has zero control over asking price. All he can do is recommend. It is the seller who is usually unrealistic.

I understand very well that the market is cyclical. I sold my last home, a townhouse in MD that I paid 162k for in 1994 for 410k in 2007 after putting 50k into it.

I have been renting in FL ever...
