My wife and I are re-thinking a bunch of things with regard to our boating strategy and finances. The upshot of all of it is that we are going to try and sell our boat and the slip we own and upgrade to a new boat and a different moorage situation.

Selling a boat is reasonably straightforward, and I'm trolling for good advice here on SailNet for that. But not many people own slips, or buy/sell them so info on this is harder to come by.

The first step I took was to visit the only slip broker in town, and he has my slip listed here Slip D-162 Anchor Cove Marina but I want to do what I can to help the sale myself. I tried posing a craigslist add, and was thinking of making up some flyers to post at marainas in the area and in Seattle. Any other thoughts? An add in a paper, or is that too old school?


I'm also not sure about the price. It's a 55ft slip (62' max) with finger piers on both sides, so you can bumper-boat your way in, it's in a really nice marina, and he recommended listing it at a much lower price than anything else in town.

I feel a little weird that there is only one slip broker in town, so I don't exactly have lots of options on how and with whom to list it.

One very important thing to remember with real estate agents of any stripe, they get paid faster if it sells faster. Some of them will recommend a low asking price to simply get the sale. In this case, you have to remember that the broker is not working for you or the buyer, they are working for themselves! 3~6% right now! May be a whole lot more interesting to them than 3~6% six months or a year from now.

Skyline, right?

When I think of Skyline, I think of a shoal entrance. They dredged it, right? You might want to mention that in an ad.

Actually no, it's in Anchor Cove. An all owned private marina that is in old town within walking distance of downtown. It has no depth issues and you can take a direct line to the slip without having go go around a breakwater. The marina is super nice with a 24/7 harbormaster/security and a full workshop for all of us to use.

The downsides, over skyline, are that there are dues (to pay for all the nice stuff) and the current in the Guemes channel limit your ability to get in and out of the slip on a strong ebb.

These things make it more difficult to price. Great marina vs. dues. No depth and easy docking, vs limited by current....

Med, you might try an ad in 48 North. Anchor Cove is a good marina, should be some interest for an easy in/out slip there. Just about the same distance to the San Juans as Skyline and in town.
